Elegant 120 sqm apartment in Nicolosi, perfect for accommodating up to 5 people. Equipped with two balconies, from which to enjoy breathtaking views of Mount Etna, this accommodation combines luxury and comfort in a refined setting. Located in the peaceful town of Nicolosi, a gateway for excursions to the volcano, it offers a perfect balance between nature and city conveniences. The interior space is organized as follows:

- KITCHEN with gas stove, refrigerator, oven, toaster, kitchen utensils, dining table, TV, split A/C, and access to Balcony I;
- LIVING ROOM with a sofa and a single sofa bed;
- BEDROOM I with a double bed, wardrobe, chest of drawers, and split A/C;
- BEDROOM II with a double bed, clothes stand, TV, and access to Balcony II;
- BATHROOM I with bathtub/shower, sink, bidet, and toilet;
- BATHROOM II with shower, washing machine, sink, and toilet;
- BALCONY I with a small table;
- BALCONE II.

FURTHER SERVICES AVAILABLE TO GUESTS: heating with a boiler, air conditioning through splits (one in the kitchen and one in Bedroom I), clothes rack, hairdryer, iron, and ironing board.

PLEASE NOTE: NO WIFI.

The apartment is for the exclusive use of our guests and won't be shared with the host or other tenants.

We are very flexible and are happy to organize early check-ins/late check-outs when there are no other guests entering or leaving the apartment on that same day. All requests will be confirmed a couple of days before your arrival.

To ensure the security of your personal data, 7 days before your arrival you will receive instructions to register your documents via our Guest Portal and pay the Tourist Tax.
We need such procedure to verify your ids and docs and in order to send info to the police service "Alloggiati Web" which is Italian procedure to host guest in italy.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 6/10/2022 n.383).
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings.
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.
Catania Climatic Zone B: 7 hours a day from December 8th to March 23rd.

For all late check-ins from 21:00 to 00:00, we require an extra charge to be paid cash upon check-in as per the following:
From 21.00 to 23.00: EUR 25
From 23.00 to 00.00: EUR 30
Late check-ins are not available after midnight.

In case of incorrect waste disposal in compliance with the rules that will be explained to you at check-in, a penalty of € 150 will be charged.
