Neapolis Residence - Stunning Villa with parking

Splendid villa that accommodates 5 people, located in an exclusive residential complex on the hills overlooking the sea of ​​Polignano. The villa is bright, with a large veranda and equipped patio to enjoy relaxing moments. Furnished with refined taste, it is located in the Grottole district, just 4 km from the splendid Cala San Giovanni and 5 km from the center of Polignano: ideal for those looking for a quiet refuge close to the beauty of the Apulian coast. Parking included!

The 102 m2 villa, with independent entrance, is located in a residence with a shared garden, equipped with access with caretaker, video surveillance at the entrance (there is a camera) and a barrier.

The internal space is made up as follows:
- Kitchenette equipped with gas stove, fridge, freezer, coffee machine, electric kettle, traditional oven and microwave
- Living room with dining table, sofa, split A/C and TV
- Bedroom I with double bed, wardrobe, split A/C, TV and internal bathroom equipped with wc, bidet and shower cubicle
- Bedroom II with double bed, wardrobe and chest of drawers
- Bedroom III with queen-size sofa bed and wardrobe
- Toilet II with wc, bidet and shower cubicle
- Covered patio equipped with table and chairs, sofas, TV, deckchairs and barbecue

Further services available to guests: UNLIMITED WIFI, uncovered parking space inside the gate, third split A/C in the corridor, mosquito nets, washing machine in external closet, drying rack, iron and ironing board.
Towels and bed linen included (with optional changes for a fee).

N.B.: the fireplace in the living room is NOT usable.

Please note the presence of two cats living in the residence, outside the villa.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 383 of 6.10.2022).
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.
Polignano a Mare Climatic Zone C: 9 hours a day from November 22nd to March 23rd.

Please note that check-in after the specified time must be agreed directly with the structure and provide a supplement as follows:
- 21.30 - 23.00: € 25.00;
- 23.00 - 24.00: € 30.00;
- 24.00 - 01.30: € 40.00.

Polignano a Mare is considered one of the most beautiful villages in the whole of Puglia. Among the main attractions, the following deserve mention:
- Lama Monachile (700m from the accommodation), the very famous and wonderful cove inserted between two rock walls overlooking the sea;
- the statue dedicated to Domenico Modugno, originally from Polignano, located along the seafront of the same name. Right behind the statue, there is a staircase at the end of which you access a flat rock surface that acts as a terrace; in fact, from here you have a view of Cala Monachile, the cliff and the historic center with its white houses overlooking the sea;
- not to be missed are the many sea caves, which can be visited on boat trips lasting around two hours and which often also include a swim stop during the warmer months.
The accommodation is located in the Grottole district, 5 km from the center of Polignano, where you can find essential services such as bars, supermarkets and pharmacies.
