Wonderful villa of about 100 square meters (stairs) perfect for 5 people. The accommodation boasts a veranda with sea views and direct access to Pellicano beach, and a large equipped garden. Ideal for a relaxing stay!
The property is situated within walking distance from the center of Pittulongu. Pittulongu Beach and Mare Rocce Beach are less than 14 minutes' walk away.

The interior consists of three bedrooms, living room, kitchen and veranda overlooking the sea!

A private parking space on site!

Villa of about 100 sqm with garden. Please pay more attention to the outside stairs if you are traveling with children.

The interior space is divided as follows:
- DOUBLE ROOM 1 with double bed, wardrobe, split A/C;
- DOUBLE ROOM 2 with double bed, wardrobe, split A/C;
- DOUBLE ROOM 3 with two single beds, desk, wardrobe, split A/C;
- LIVING ROOM with sofa, "32 inch" smart TV, table with chairs, split A/C, pellet stove, access to the veranda and garden;
- KITCHEN with gas hob (4 burners), refrigerator with freezer, Nespresso coffee machine, dishwasher, electric kettle, oven and microwave, toaster, juicer, various cooking utensils, wine glasses;
- BATHROOM with shower, bidet and toilet;
- OUTDOOR VERANDA with table and chairs;
- GARDEN with table and chairs;
- EXTERNAL BATHROOM with shower, sink and small toilet.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 383 - 6/10/2022).
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.
Olbia Climatic Zone C: 14 hours a day from October 15th to April 15th.

This flat has a self check-in door system, the instructions to access the apartment will be sent automatically only after completing the registration, 7 days before the arrival date.

The accommodation is less than 8 minutes away and you can walk to Pittulongu Beach and Mare Rocce Beach.
The "Lido di Pittulongu" is an alternation of beautiful beaches, characterized by light and thin sand: the beach of Pittulongu, also known as "La Playa", is the favorite beach of Olbiesi.
Restaurants, pizzerias and the Gallura Shopping Centre are nearby.
After the beach of La Playa is the Squalo beach, separated from the beach of La Playa by a rocky tongue and characterized by a long stretch of sand, surrounded by greenery.
The beach of Pellicano, also characterized by a background of light and thin sand, extends for about 200 meters.
From here you can reach the beach of Mare e Rocce, through a beautiful path.

To reach the main points of interest:
- Spiaggia del Pellicano: direct access from the property;
- Mare Rocce beach: 13 minutes on foot;
- La Playa: 9 minutes on foot;
- Pittulongu beach: 13 minutes on foot;

- Costa Sarda (restaurant): 6 minutes walk - 450m;
- Delizie Siciliane Olbia (bar): 9 minutes walk - 750m;
- Nonna Isa supermarket: 6 minutes walk -600m;
- Gallura shopping centre: 5 minutes by car.

- From Olbia Costa Smeralda airport the easiest and fastest way to reach the apartment is by taxi, only 14 minutes from Olbia airport. Alternatively, you can take bus n 392 to the stop "871 - Via Roma S.Famiglia" and then continue with bus n 291 to the stop "211 - Spiaggia Pellicano", just 3 minutes walk from the apartment.
