The internal space
The apartment of approximately 60 sqm is located on the ground floor of a building in the "Portisco Bouganville" residence with an independent entrance and no lift (it is necessary to walk along a path and steps to access it).

- LIVING ROOM with sofa, dining table, 32" TV, split A/C and access to the veranda;
- KITCHEN CORNER with induction hob, fridge, freezer, coffee machine, dishwasher, kettle, oven, microwave oven, toaster, kitchen utensils, wine glasses and access to the veranda;
- BEDROOM I with double bed, wardrobe, split A/C and access to a small veranda;
- BEDROOM II with double bed, wardrobe and split A/C;
- BATHROOM with shower, sink, bidet, toilet and washing machine;
- VERANDA with sofa, armchairs, sun loungers, table with chairs and solar awning;
- GARDENS, PLAYGROUND and BASKETBALL COURT in the condominium.

FURTHER SERVICES AVAILABLE TO GUESTS: unlimited wifi, heating via split A/C, air conditioning via split (in the living room and in the two bedrooms), mosquito nets (in the living room and in the two bedrooms), hairdryer, clothesline, iron and ironing board.

Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.
Olbia Climatic Zone C: 14 hours a day from October 15th to April 15th.

Description of the area
The apartment is located in Portisco, an ideal destination on the threshold of the Costa Smeralda, well connected to the port and airport of Olbia.
The town is mainly known for its picturesque and well-equipped port, the Marina di Portisco, which has continuously been awarded the Blue Flag as a tourist port since 2016, thanks to the clarity of the waters, environmental protection and quality of services. You will be surprised by the double color of the sea, turquoise near the shoreline and cobalt blue offshore. Portisco beach is equipped with every comfort and is the ideal place for diving and snorkeling.
The scenery is magnificent: on your left the cliff and the islet of Portisco, on your right, beyond the small port, the gulf of Cugnana and on the opposite end of the bay you will find Porto Rotondo.
From the port you can go by boat to discover splendid emerald beaches, the islands of Mortorio and Soffi, with their coves and natural pools, and towards the Maddalena archipelago park, 60 islands and islets with enchanting and protected beaches.
By land, however, along the 'panoramic' provincial road 94, you can admire real jewels: starting from Rena Bianca, from the color of the sand, here the cliffs frame the emerald sea, while the shoreline is tinged with pink due to the small grains of quartzite. Continuing north, you will arrive at Liscia Ruja, the largest emerald beach, surrounded by Mediterranean scrub, followed by the bay of Cala di Volpe, one of the most renowned destinations on the 'Coast'. Its landscape is fairy-tale: in front of myrtles and junipers, between emerging granites, the intense blue sea opens up.

- From Olbia airport, the easiest way to reach the apartment is by car or taxi, in approximately 20 minutes (17.9 km).

- From Olbia station it is possible to reach the apartment comfortably by car or taxi, in approximately 19 minutes (15.9 km).
