The property is located in Quercianella, surrounded by the green pine forest and the scents of the Mediterranean maquis. Just 800 meters from the sea!

The accommodation consists of a bedroom, living room with kitchenette, bathroom, patio and solarium.

- LIVING ROOM with single sofa bed, TV, table and chairs, access to the patio;
- KITCHENETTE with gas hob, moka coffee maker and coffee machine, refrigerator with freezer, kettle, oven, wine glasses, various kitchen utensils;
- BATHROOM big with shower, washbasin, bidet and WC;
- PATIO with table and chairs,
- LAUNDRY in common with the other apartments with washing machine;
- SOLARIUM AREA in common with the other apartments with deck chairs, outdoor shower

FURTHER SERVICES AVAILABLE TO GUESTS: Unlimited WIFI, air conditioning and heating only via split A/ C (living room and bedroom), iron and ironing board, drying rack, hairdryer.

Only one courtesy kit is provided upon arrival.

PLEASE NOTE: Steps are required to access the solarium area.
The bedroom is not separated by a door from the living/kitchenette area.

There are no areas in consideration with the host, the entrance is unique obviously for the two apartments plus that of the owner and a flight of stairs, the one that leads to the solarium and the attic is also passing for the owner.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 6/10/2022 n.383).
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings.
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.
Livorno Climatic Zone D: 11 hours a day from November 8th to April 7th.

A surcharge applies for arrivals after check-in hours:
- EUR 10 from 21:00 until 22:00;
- EUR 20 from 22:00 until 23:00;
- EUR 30 from 23:00 until 00.00
- EUR 40 from 00:00 until 01.00

A few kilometers from the historic center of the city of Livorno, rises overlooking the sea the village of Quercianella.
It is separated from the city by the rocky coastline called Il Romito and, a few kilometers to the south, is the village of Castiglioncello.
The pretty town of Quercianella, is surrounded by the green pine forest and the scents of the Mediterranean.
It overlooks a stretch of crystal clear sea lapping the cliff and since 2007 has been awarded the Blue Flag for the quality of its services and waters.
To visit Quercianella and its surroundings we recommend the use of the car.
Quercianella is characterized by several bathing establishments, ideal for lovers of scuba diving and snorkeling.
Surfing is practiced all year round and the small port is a safe berth for boats.
Adjacent to the marina is the beach of Quercianella, Bagni Paolieri and Sonnino Beach.
The other main beaches in the area are that of Chioma, made of stones and pebbles and the beach of Rogiolo. The latter is located south of the promontory of Sonnino and can be reached by a comfortable pedestrian walk along the rocks from the restaurant La Baracchina.

- From Pisa Galileo Galilei airport you can reach Pisa Centrale station (thanks to the PISAMOVER service) from where you can take the regional train to Livorno Centrale station. From the station you can reach the apartment by bus n. 102 to the stop "Rogiolo", 6 minutes walk from the property.
Alternatively, you can rent a car at the airport (car use is required).
