Spacious and elegant 200 sqm farmhouse with independent entrance, able to accommodate up to 10 people, organized on two levels, connected by an internal wooden staircase (NOT suitable for disabled people). The house is part of an ancient convent from the 1100s and is surrounded by a rural landscape with large fields, vegetable gardens and olive groves. The property enjoys splendid views of the city of Siena and is located just 16 minutes by car from the historic centre.

The internal space
The house of approximately 200 sqm boasts an independent entrance and is organized on two levels, connected by an internal wooden staircase (NOT suitable for disabled people).

PLEASE NOTE. There are steps inside the property (pay GREATER ATTENTION if you are traveling with small children).

- LIVING ROOM with sofa, two armchairs, TV, dining table and antique showcase;
- KITCHEN with gas hob, fridge, freezer, moka, dishwasher, kettle, oven, microwave oven, toaster, kitchen utensils, wine glasses, counter with stools, extendable dining table and access to the small internal pergola;
- SMALL PERGOLA INSIDE the cloister with table, chairs, bench and ancient well.

> HIGHER LEVEL
- BEDROOM I with double bed, clothes hanger and split A/C;
- BEDROOM II with double bed, clothes hanger, chest of drawers and split A/C;
- BEDROOM III with double bed, walk-in wardrobe and split A/C;
- BATHROOM I with shower, sink, bidet and toilet;
- BATHROOM II with hydromassage tub, sink, bidet and toilet;
- SMALL DESK with mirror;
- LOUNGE with two armchairs, split A/C and access to the balcony;
- BALCONY.

>EXTERNAL
- GARDEN tiled and equipped with extendable table, two hammocks, three sun loungers, three deckchairs and two umbrellas;
- OLD BARN with an extendable table and barbecue;
- SMALL private POOL (length 2.26 meters and width 2.26 metres).

FURTHER SERVICES AVAILABLE TO GUESTS: unlimited wifi, independent heating, air conditioning via split (in the four bedrooms and in the living room on the first floor), washing machine (in the laundry room on the first floor), mosquito nets (all windows except the kitchen) , hairdryer, clothesline, iron and ironing board.
Cot and high chair for children on request and subject to availability.

The garden is adjacent to the parking spaces.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 383/6.10.2022).
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings.
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.
Siena Climatic Zone D: 11 hours a day from November 8th to April 7th.

Self check-in will take place in this accomodation. It is MANDATORY to complete the registration in order to receive instructions to collect the keys and access the apartment.
The keys can be collected for free via smartlock on site.

The apartment is located in Abbadia del Ruffolo, just 16 minutes by car from the wonderful medieval historic center of Siena, in a quiet area surrounded by a rural landscape: the bus stop is just 350 meters away, allowing you to easily reach the main places of interest.
We recommend you visit Piazza del Campo, considered among the most beautiful in the world and home to the famous Palio which is held twice a year; the extraordinary Cathedral with the Baptistery; the Palazzo Pubblico; the extraordinary Torre del Mangia, from which you can enjoy a breathtaking view of the city; the National Art Gallery.
In the surroundings of Siena, it is worth getting lost in the areas of Chianti, Val D'Elsa and the Crete Senesi, among gastronomic delicacies and extraordinary landscapes.

- Piazza del Campo / Palazzo Pubblico / Civic Museum: 29 minutes by public transport;

Getting around
- From Florence's Amerigo Vespucci Airport, you can reach the house comfortably by car in one hour (88.1 km). Alternatively, you can reach the accommodation from Florence central station, where you can take the 131R bus to get off at the "Cavour" stop. From here, you need to take bus no. 0S5 and get off at the "Ruffolo" stop, just 9 minutes walk from the property.

- Siena Station is 9.1 km from the property. The most convenient way to reach the accommodation is by taxi (18 minutes); alternatively, you can take bus no. 109 and get off at the "Ruffolo" stop, a 9-minute walk from the accommodation.

- If you are traveling by car, the property has four covered parking spaces, also suitable for SUVs and adjacent to the garden. Alternatively, it is possible to park for free along the Renaccio road (NOT guaranteed).
