Wonderful 140 sqm apartment, perfect for 7 people, located on the first floor of an old renovated semi-detached house surrounded by greenery (stairs to access it).
The apartment is located in Borgo a Mozzano, a picturesque village immersed in the Tuscan landscape, just 28 minutes by car from Lucca with its tourist attractions.
The accommodation consists of a living room, kitchenette, three bedrooms, two bathrooms, two balconies, garden, swimming pool and two on-site parking spaces.

The internal space
The apartment is located in Località Cerbaiola 1/A, Borgo a Mozzano. Further information on the precise location of the accommodation will be communicated during check-in.

The 140 sqm apartment with private entrance is located on the first floor of a two-family villa (stairs to access it).

The space is organized as follows:
- LIVING ROOM with three sofas, dining table, armchair, split A/C and access to the balcony;
- KITCHEN CORNER with gas hob (4 burners), fridge, freezer, moka, dishwasher, kettle, electric oven, kitchen utensils, wine glasses, dining table and TV;
- BEDROOM I with double bed, wardrobe, chest of drawers, chair and access to the balcony;
- BEDROOM II with double bed, wardrobe, two chairs, TV and access to the balcony;
- BEDROOM III with double bed, wardrobe, chest of drawers, chair, TV and access to the balcony;
- BEDROOM IIII with single sofa bed;
- BATHROOM I with shower, sink, bidet and toilet;
- BATHROOM II with shower, sink, bidet and toilet;
- TWO BALCONIES (one accessible from the living room and one from the bedrooms);
- SHARED GARDEN equipped with gazebo, barbecue, dining table, benches, armchairs and sun loungers;
- PRIVATE POOL.

FURTHER SERVICES AVAILABLE TO GUESTS: unlimited wifi, independent heating with pellet boiler, split air conditioning (ONLY in the living room), two portable fans, safe, washing machine, hairdryer, clothesline, iron and ironing board.

PLEASE NOTE. The private pool is available from 3 June to 15 October.

ATTENTION. There is a step between the living room and the corridor to the sleeping area.

The property has two uncovered parking spaces in front of the property, also suitable for SUVs.

ATTENTION. Please note that there are surveillance cameras at the entrance to the building and at the back of the building, where the private parking is located. The swimming pool is NOT under video surveillance.

Guests' access
The apartment is for the exclusive use of our guests and won't be shared with the host or other tenants.

Other details to be noted
To ensure the security of your personal data, 7 days before your arrival you will receive instructions to register your documents via our Guest Portal and pay the Tourist Tax due to the Municipality of Viareggio (€ 2.50 per person per night of stay for a maximum of 10 nights; people under 18 are exempt from paying the tourist tax).
We need such procedure to verify your ids and docs and in order to send info to the police service "Alloggiati Web" which is Italian procedure to host guest in italy.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 6/10/2022 n.383).
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings.
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.
Lucca Climatic Zone D: 11 hours a day from November 8th to April 7th.

Please note that check-ins after the indicated time must be agreed directly with the structure and will take place in self check-in mode via a keybox on site (with a combination that will be provided after booking).
