Splendid villa in Leporano, located a short distance from the sea in a renowned blue flag seaside area. The property, ideal for families or groups, comfortably accommodates up to 6 people thanks to three welcoming bedrooms and two bathrooms. It also has a private garden with covered patio, equipped for outdoor dining. With practical parking included, this villa offers a perfect escape from everyday life, guaranteeing privacy and convenience just a stone's throw from the beach.

The 100 m2 villa is spread over a single floor (there is a step to access) and is composed as follows:

- Kitchenette equipped with gas stove, fridge, freezer, American coffee machine, moka, dishwasher, traditional oven, toaster and kettle;
- Living area with dining table, sofa, smart TV and split A/C
- Bedroom I with double bed, wardrobe, chest of drawers, split A/C and internal bathroom equipped with wc with hand shower and shower cubicle;
- Bedroom II with double bed, wardrobe, chest of drawers and split A/C
- Bedroom III with two single beds and wardrobe;
- Bathroom II equipped with toilet, bidet and shower cubicle;
- Garden equipped with outdoor shower and covered patio with table and chairs.

FURTHER SERVICES AVAILABLE TO GUESTS: two parking spaces inside the gate (in the driveway), unlimited wifi, heating with heat pumps, washing machine (external), clothesline, iron and ironing board.

OTHER THINGS TO KEEP IN MIND:
- ATTENTION: the entrance gate is under video surveillance for security reasons.
- The keys to the front door are located inside a safe that opens with a code, which will be provided at check-in.
- The pizza oven in the garden is functional, however there is NO wood or charcoal: if you want to use it, you need to purchase the material.
- The stove in the living area is NOT usable.

Switching on and off air conditioning and heating are subject to compliance with current Italian legislation (Presidential Decree 16/04/2013 n.74, DM 383 of 6.10.2022).
Summer: the average air temperature must not be lower than 26°C for all types of buildings.
Winter: weighted average air temperatures must not exceed 19°C. The switching on period and the daily switching duration depend on the climate zone defined by the legislation.
Leporano Climate Zone C: 9 hours daily from 22 November to 23 March.

After 21.00, check-in directly at the apartment is available with the following supplements:
- 21.00 - 23.00: € 25.00;
- 23.00 - 24.00: € 30.00;
- 24:00 - 01.30: € 40.00.

Marina di Leporano, a hamlet of the municipality of the same name in the province of Taranto, is famous for some of the most beautiful and fascinating beaches on the Taranto and Salento coast, including Gandoli and Saturo. These enchanting beaches, appreciated both in summer for their vitality and in winter for their quiet beauty, are a point of attraction for swimmers and tourists thanks to the clean sea and the vivid colors of their waters. Located a short distance from the city of Taranto, the beaches of Porto Pirrone and the Baia d'Argento offer an immersion in nature and absolute relaxation, and can be reached on foot. The first bar and the first supermarket are within a 15-minute walk, while the first pharmacy is located in the center of Leporano, a 5-minute drive.

- FROM TARANTO GROTTAGLIE AIRPORT: the most convenient way to reach the apartment is by taxi or car.

- FROM TARANTO CENTRAL STATION: the apartment can be reached by bus line 14 with the final stop Saturo (Terminus), a 10-minute walk from the property.

- IF YOU TRAVEL BY CAR: the accommodation has two uncovered parking spaces in the driveway, inside the gate. Parking on the street and nearby is free.
