Charming 70 sqm apartment, able to accommodate up to 4 people, located on the first floor of a renovated period building with lift (NOT suitable for disabled people). The property is located in the charming and central district of Venezia Nuova (Traffic-Limited Area) and boasts a beautiful view over the canals. The "Fortezza Nuova" is only 230 meters away.
The accommodation consists of a living room with a kitchenette, a bedroom and a bathroom.

The inside is organized as follows:
- LIVING ROOM with KITCHENETTE (induction hob, fridge, freezer, oven, dishwasher, wine glasses and kitchenware), dining table, flat screen TV and double sofa bed;
- BEDROOM with double bed and wardrobe, split A/C;
- BATHROOM with shower, sink, bidet and toilet.

FURTHER SERVICES AVAILABLE TO GUESTS: unlimited wifi, fan, air conditioning, independent heating, iron and ironing board, drying rack, hairdryer and soundproof windows.

PLEASE NOTE:
- In the bedroom there is an internal staircase leading to the mezzanine with the water heater;
- The accommodation can accommodate children, however, please pay attention to the internal stairs.

The apartment is for the exclusive use of our guests and won't be shared with the host or other tenants.

We are very flexible and are happy to organize early check-ins/late check-outs when there are no other guests entering or leaving the apartment on that same day. All requests will be confirmed a couple of days before your arrival.

To ensure the security of your personal data, 7 days before your arrival you will receive instructions to register your documents via our Guest Portal and to pay the city tax (€1,00 or 1.70€, depending on the seasonality per person per night of stay).

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 6/10/2022 n.383).
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings.
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.
Livorno Climatic Zone D: 11 hours a day from November 8th to April 7th.

A surcharge applies for arrivals after check-in hours:
- EUR 10 from 21:00 until 22:00;
- EUR 20 from 22:00 until 23:00;
- EUR 30 from 23:00 until 00.00
- EUR 40 from 00:00 until 01.00

The city tax must be paid in cash upon arrival: 1 EUR/guest per night of stay, as requested by the Municipality of Livorno.

The apartment is centrally located, in the charming district of "Venezia Nuova", in the historic center, which owes its name to the bridges, canals and squares that characterize it and which evoke the typical atmosphere of the "Serenissima". All the main attractions of the city and the historic center can be reached in a few minutes on foot, including the "Fortezza Nuova", "Piazza della Repubblica", the Central Market and the monument of the "Quattro Mori", symbol of Livorno. In the area there are all the main services, including bars, supermarkets, restaurants and pharmacies.
