Cozy apartment of 100 square meters, able to accommodate up to 4 people, located on the ground floor of a building in Rione Prati.
Near the property you will find the stops "Lepanto" and "Ottaviano" of the subway lines A and C, thus becoming an excellent starting point to visit all the beauties of the eternal city.
Theapartment consists of two rooms, a living area, a full bathroom, a balcony and a large terrace.

The interior space is organized as follows:

- LIVING AREA with KITCHENETTE ( 4 gas burners, fridge with freezer, dishwasher, oven, electric kettle, moka, dining table, kitchen utensils and wine glasses), single sofa bed, TV, desk, split A/C and access to the balcony;
- BEDROOM I with double bed, wardrobe, chest of drawers, split A/C and access to the balcony;
- BEDROOM II with single bed, wardrobe, dresser and split A/C;
- BATHROOM with shower, washbasin, bidet, WC and access to the balcony;

FURTHER SERVICES AVAILABLE TO GUESTS: unlimited wifi, independent heating, air conditioning (split in the two rooms and in the living area), hairdryer, iron and ironing board.

PLEASE NOTE: There are some steps at the entrance to the building.

Guests will have access to all areas of the apartment.

The apartment is located in an area full of services and well served by public transport ("Lepanto" and "Ottaviano" underground line A stops are just a few minutes away on foot) in Prati district. Rione Prati is an elegant and bourgeois district in the center of Rome, full of squares, parks and good restaurants. The main attraction of the district is probably Via Cola di Rienzo, named after a Roman senator and nobleman, an important shopping street, less crowded than the well-known Via del Corso, but equally full of Italian and international high fashion shops. The famous Mercato Trionfale, considered one of the best food markets in Rome, is just 12 minutes away on foot.

Among the main points of interest we point out:
- Castel Sant'Angelo: 13 minutes on foot;
- Piazza del Popolo: 18 minutes on foot;
- St. Peter's Square and Vatican City: 19 minutes on foot;
- Piazza di Spagna: 11 minutes by public transport;
- Colosseum and Imperial Forums: 29 minutes by public transport.

- Pam (supermarket): 3 minutes on foot - 260 m;
- Ristorante Gianni e Simona: 1 minute on foot - 60 m;
- Shelter (bar): 2 minutes on foot 200 m;

- From Fiumicino airport, it is possible to reach the apartment by taking the Terravision bus service to Roma Termini station, where it is possible to take the underground (LINE A) to "Ottaviano" (6 stops), 4 minutes walk from the property.

- From Rome Ciampino International Airport, it is possible to reach the apartment by taking the Terravision bus service to Rome Termini station, where it is possible to take the underground (LINE A) to "Ottaviano" (6 stops), 4 minutes walk from the property.

- From Rome Termini Station, it is possible to reach the apartment by the underground (LINE A) to "Ottaviano" (6 stops), 4 minutes walk from the property.

- If you are traveling by car, street parking is available for a fee near the property (NOT guaranteed). Alternatively, it is possible to park for a fee at Parking Prati, in Piazza dell’Unità 62, open 24h per day (NO LPG vehicles), a 7-minutes walk from the property.

A surcharge applies for arrivals after check-in hours:
- EUR 30 from 21:00 until 24:00;
- EUR 40 from 24:00 until 01.00;
All requests for late arrival are subject to confirmation by the property. After 01.00 we cannot organize the check-in.

Silence from 10PM to 8AM

To ensure the security of your personal data, 7 days before your arrival you will receive instructions to register your documents via our Guest Portal and pay the Tourist Tax due to the Municipality of Roma (€6.00 per person per night of stay).

Switching on and off air conditioning and heating are subject to compliance with current Italian legislation (DPR 16/04/2013 n.74).
Summer, the average air temperature must not be below 26 ° C (with a -2 ° C tolerance) for all types of buildings.
Winter, the weighted average of the air temperatures must not exceed 20 ° C (with + 2 ° of tolerance).
